As outlined in the Letter of Acceptance, you will need to submit the bond and deposit to secure the property. This must be completed within 24 hours of accepting the property, unless otherwise approved by the Leasing Manager. The leasing department will continue to process competing applications until the bond and deposit are received. Once we receive your payment, we will send you a digital lease for signing.
You can collect the keys between 9 am and 5 pm on the commencement date of your lease. The lease manager will coordinate a suitable time for key collection. If you are unable to pick up the keys in person, you can authorize a representative to do so; please inform the Leasing Manager in writing with your approval.
You can collect the keys from our office, which is located at 49 Portrush Road, Payneham, SA 5070.
A pre-entry condition report, or in-going inspection, is a comprehensive report prepared by us, detailing the current condition of the property. This report covers aspects such as wall marks, garden condition, cleanliness, wear and tear, and more. We document the property’s condition, including over 1000 photos, before your move-in date. You will receive a copy of these notes and will be asked to complete the report within two weeks of starting your lease. If you have any concerns, please take detailed photos of your own and note them in the report for your reference.
You will receive the property in the condition it was in during the open inspection, with the exception of any belongings left by previous tenants. If you have concerns about the property’s condition, please discuss them with the Leasing Manager or Property Manager.

We recommend using “Move Me In” as your utilities connection provider. They will guide you through the process and offer a one-stop solution for your utility needs. If you prefer not to use “Move Me In”, please contact your chosen provider for assistance.
You can also rely on “Move Me In” for assistance with internet connection, or get in touch with your preferred internet service provider. As it’s the tenant’s responsibility to arrange internet services, it’s advisable to speak directly with your chosen provider to ensure your connection meets your needs.
Access cannot be granted before the lease commencement date.
No, keys can only be collected on the day of the lease commencement.
Once you notify us, the Leasing Manager will submit your details to Housing SA, either through a paper form or electronically. Housing SA will provide you with the necessary paperwork. Depending on your eligibility, Housing SA may issue you a cheque and/or a bond guarantee form. Ensure the bond form is correctly signed and promptly submitted to our office.
You will receive instructions on how to lodge a maintenance request when collecting the keys. Maintenance requests can be submitted through the Property Me App, where a profile will be set up for you on the day your lease begins. If maintenance is required, your property manager will assess its urgency. If it’s deemed urgent, your property manager will consult with the landlord to expedite the request. Minor maintenance requests will be addressed on an ad-hoc basis.
